Project Description

The site consisted of a converted garage flat, an Art Deco building with 2 flats & the original weatherboard house which was in a state of disrepair. My clients wished to add to their rental portfolio by removing this cold house & building 2 or 3 multi-units. The new buildings had to be very low maintenance, warm & make the most of the sites sun & views. The site breached the District Plan for residential density as only 3 units would be allowed under today's rules. The Council indicated that they would not approve a resource consent for additional units,. Also we could not increase from the existing occupancy level, which meant we couldn't build one student flat with a large number of bedrooms. It was not financially viable just to replace the house with a 3 bedroom student flat so we changed the target clientele for the site. This site is 500m from the centre of Dunedin & within easy walking distance from the University & Hospital, so I designed 1 one bedroom unit and another two bedroom unit. This would retain the existing occupancies level, but would more attractive to the professional & academic market. We had to go through a fully -notified resource consent & hearing before the council granted the consent. The Council was not that enthusiastic to 2 units therefore to get resource consent, I designed the apartments to look like one apartment or house. Although the apartments are wrapped around each other and share the sun & views, both have privacy. At the time many central city buildings were being converted into apartments so to appeal to the market I designed these apartments to have large living areas, direct access to outdoor spaces, capturing as much sun as possible & utilise the view over the city & harbour. The design of the building is a modern interpretation on Art Deco with its angular outlines & sleek linear look. The decorative brick banding emulates the original Art Deco building with its rich colours & clean unfussy lines.
