The split level 1970's house had good bones, it was private & sat well on the site. However it lacked outdoor flow with a single door access to a small west facing deck & had no easy access to the backyard. It had a large kitchen but it lacked bench space & storage There were no visual links from the kitchen to the living areas & the kitchen lost the sun by midday. The bathroom was small & the separate toilet lacked depth to function well. To maximise the budget I decided not to extend the house other than a small extension which was under an existing soffit overhang. My client didn't need a bigger house, we just needed to be more clever with the space they had.
